Heriot portfolio

A R13bn, rand-only portfolio of township and convenience centres — now including Safari’s eight malls from Denlyn to Atlyn. Centres anchored by Checkers, Shoprite and Boxer run on tight cost discipline. This platform rates each one continuously, reconciles recoveries, and engages tenants on WhatsApp.

Synchronised control · condition for the people actually in the building

Occupancy from access control and people counters — HVAC, hot water and deferrable plant scheduled together with grid, max demand and rooftop solar in one control philosophy
PRECONDITIONING HEAT MAP · NEXT 24 Hwhen each system runs, when it preconditions, and the occupancy driving both — the building is pre-cooled 1–2 h before arrivals, never conditioned empty

Access control and people counters feed the same engine: HVAC ramps as tenants arrive, follows occupancy through the day, and winds down as floors empty. When rooftop solar is producing, deferrable plant runs solar-first; as the building approaches its notified maximum demand, staged loads back off automatically; hot water is shifted out of the evening peak.

Water use

Daytime vs night-flow, last 12 weeks · night-flow above 15% of daytime signals a leak, a stuck valve or irrigation fault

How the certificate is produced

No manual assessment cycle
Metering API→kWh/m² · ℓ/m²→Energy + water rating→EPC generated & registered

Offices and other in-scope buildings receive SANEDI-registered compliance EPCs once occupancy class and boundary are confirmed; logistics and industrial facilities get clearly labelled voluntary EPC-principle benchmarks — all from the same automatic pipeline, at portfolio scale.

Green Seeds: the tenant cohort

Six properties compete on improvement against their own baseline. Tenants and building teams see their score on WhatsApp each Monday — no app download, opt-in under POPIA — and winning playbooks roll out cohort by cohort across the portfolio.
