DEMO · ILLUSTRATIVE DATA

Framework managed portfolio · every certificate current, every renewal on time

Your office buildings already hold their certificates. This page keeps them current. Each certificate is listed with its renewal date. The renewal is produced from the building's own data and registered before the old one runs out. Every building is also rated each month, for energy and for water. The buildings shown here stand in for the managed portfolio. The real list and the real certificates replace them.

Offices of 2,000 m² and more must display a certificate. Other buildings get a voluntary rating on the same A to G scale. It is clearly labelled as voluntary.

Floor area and building class come from the certificate on file. Anything that has changed is confirmed with a Scan photo walk.

Renewal status

EPC renewals · every certificate, ahead of its date

Every certificate in the portfolio, with its renewal date and what the building rates today. A certificate runs for five years. The first ones come up for renewal in late 2027. With the bills and meter data on file, each renewal is produced from data that is already there. No rush in the month it expires.

Size it

Two ways to renew. The landlord chooses per building. Move the sliders to match the portfolio.

Option A · the renewal, once-off

Per building · paid when a certificate is renewed
R 15,000 per certificate renewal
  • Bills checked, one Scan walk, professional review, registration
  • Display copy for the entrance
  • Renewal date on the calendar. The landlord is told a year ahead
  • Voluntary rating for a building the law does not cover: R 6,000
for certificates
for voluntary ratings
Once-off total

No monthly fee. A certificate runs for five years. The rating is not updated between renewals.

Option B · held all year

Per building per month · the renewal is included
R 1,000 per building per month · five metering points included
  • Renewal produced and registered before the old one runs out. No once-off fee
  • Energy and water rated every month
  • Alerts for leaks, estimated bills and unusual use, each with a rand value
  • Bulk bill checked against tenant charges
  • Monthly report to the landlord, under the Framework name

Existing meters are connected read-only at R 0. A meter beyond the five points is R 6,000 per point, supplied and installed. Every rand saved on the bills stays with the landlord. All prices exclude VAT and are for discussion.

Building names, dates, ratings and areas are illustrative until Framework's certificates and bills are loaded. Certificates apply to offices of 2,000 m² and more. Other buildings carry a voluntary rating.

A building that is new to the portfolio

The first certificate follows the same steps
12 months of bills→One Scan walk→Professional review→Registered certificate

Every quote comes as a written proposal: scope of work, timeline and a fixed price per building.

Start with the renewals. The rest is there when a landlord wants it.

The renewal is step one. The same data supports four more steps. A landlord can add them building by building. None of them is needed for the renewals.

1
Benchmark & EPC

Energy and water rating per building, every month. Certificates produced from the data, registered, and renewed on time.

2
Meter IQ

Live metering. Air-conditioning left on, water running at night and jumps in use go to the right person, with a rand value.

4
Green Seeds

Tenants and building teams get a monthly scorecard on WhatsApp, with rewards for using less.

5
Synchronised Control

Air-conditioning and hot water shifted to cheaper hours. Read-only until the landlord asks for control.

Later

What Framework gets from step one alone

The renewal, done properly
  • Every certificate renewed before its date, registered, display copy issued
  • One view of every certificate and its renewal date
  • A rating per building, energy and water
  • A written scope, a timeline and a fixed price for every building
  • Reports to landlords under the Framework name

The rules we keep

Written once, so nobody has to ask
  • Existing meters are connected read-only. Nothing is replaced
  • Certificates only where the law asks for one. Voluntary ratings are clearly labelled
  • Every rand saved stays with the landlord
  • Data hosted in South Africa, POPIA-aligned
  • Certificates and data stay the landlord's, whatever happens later

Next step

To turn this demo into the real list

Send the list of buildings with their current certificates and renewal dates. We load each one, mark which renew first, and come back with a plan and a price per building, in writing.
