DEMO · ILLUSTRATIVE DATA

Bemprop office parks · EPCs for every building, from data

Starting with Ascot Office Park on Conyngham Road: a first Energy Performance Certificate for each block, produced from twelve months of consumption and a Scan photo walk, registered, and then held from live metering — re-rated every month, water rated concurrently — so the certificate never has to be redone as a project. Ascot is the real pilot; the other four parks are illustrative stand-ins for the rest of the Bemprop book.

Automatic — the data never stopped flowing

Compliance EPCs for qualifying buildings (offices above the 2,000 m² threshold); clearly labelled voluntary EPC-principle benchmarks for smaller blocks — one pipeline, one scale. Whether an office park's blocks certify individually or as one building depends on how they are metered and titled; confirmed on the site walk.

How the certificate is produced

No manual assessment cycle

Net floor areas and occupancy class captured on the Scan walk — the only site work; after that the certificate is re-rated from connected meters every month.

Certification status

Certification plan · Ascot first, then park by park

Every building on the platform with its class, size and the month its first certificate is issued. Ascot Office Park goes first: bills gathered and the Scan walk done in October, six certificates issued and registered in November and December. The four further parks are illustrative and follow in the same pipeline from January.

Option A · the certificate, once-off

Per building · from bills and a Scan walk, engineer-reviewed, registered, display copy issued
R 15,000 per qualifying building · Scan walk included
  • Twelve months of bills processed, net areas and class captured on site
  • Certificate generated, engineer-reviewed and registered; display copy for the entrance
  • Voluntary benchmark for blocks below the threshold: R 6,000 per block, same scale, clearly labelled

Ascot Office Park: six blocks ≈ R 78,000 once-off at the mix shown. Valid five years; the number then ages until renewal.

Option B · held continuously

Per building per month · the certificate is included, and so is everything the data brings with it
R 1,000 per building per month · five metering points included
  • First certificate issued and registered — included, no once-off fee
  • Live energy and water rating every month; the 2031 renewal is automatic
  • Meter IQ cases routed to the responsible person with a rand value
  • Park and portfolio view for Bemprop and its landlords
  • Additional metering points R 50 per point per month

Ascot Office Park: six blocks = R 6,000 per month. Metering: existing meters connected read-only at R 0; where GreenX supplies a meter, R 4,000 + R 2,000 installation per point. No performance fee in either option — savings stay 100% with Bemprop and its landlords. Indicative, excluding VAT.

Ascot Office Park block names and sizes are illustrative until the site walk; the four further parks are stand-ins for the rest of the Bemprop book. Occupancy classes per SANS 10400-A; compliance EPCs apply to qualifying buildings above the regulated size thresholds, voluntary benchmarks elsewhere.

Start with the EPCs. The rest switches on when Bemprop wants it.

The certificate is the entry point — and the same connected data is the first rung of a ladder Bemprop can climb park by park, landlord by landlord. Nothing here is required for the certificates; every rung uses the metering already connected for rung one.

3

Later

What Bemprop gets from rung one alone

The certificate, done properly
  • Every qualifying building certified, registered, display copy issued
  • One live rating per building, energy and water, every month — a leasing number that is current
  • A park view for Bemprop and a building view for each landlord
  • Recoveries and levies argued from measurement, not estimates
  • No site campaign, no report chasing, no five-year cliff in 2031

The rules we keep

Written once, so nobody has to ask
  • Existing metering connected read-only; nothing replaced
  • Compliance EPCs only for qualifying buildings; voluntary benchmarks clearly labelled elsewhere
  • All savings stay 100% with Bemprop and its landlords — GreenX never takes a share
  • POPIA-aligned, South African hosting, Bemprop as data controller
  • Certificates and data remain Bemprop's and its landlords', whatever happens later
